Fund II

Parkside Capital is raising $50 million in Parkside Capital Land Fund II, Ltd. to target investment in land in Houston, Texas metro area exclusively. Parkside will seek land in the path of growth that it feels has superior return characteristics. Parkside will typically invest in raw land and will then obtain the entitlements to convert the raw land to user status. These entitlements include water and sewer, access, environmental, zoning, surface central and other value-added entitlements. Parkside believes that the cost and uncertainty of these entitlement will create pricing advantages to fully entitled commercial site.
Parkside can either purchase land outright or co-invest with third parties. This strategy was employed in Fund I in most of its investments. Co-investors can be either institutional investors or existing owners. In the latter case, the existing owners can gain liquidity today at wholesale valuation by selling a portion of their land but participate in the value creation process with Fund II as the entitlements are complete.
